Rent Guarantee Package

This is free with our Premier Service.  With the flexi intro or the flexi managed there is an investment of £125 (for six months).  Basically provided we have referenced your tenants (and they have passed) your rent is guaranteed.  This is particularly crucial in the current economic climate even the most exemplarily tenants are at risk of losing an income and this helps you to protect your investment.  There is a procedure to follow when rent is not received and as long as this is adhered to there has never been any issue with the full amount being paid.

The ‘No Bond Required’ Package

This is a great scheme and particularly beneficial if you have a flat in a large block of flats where multiple flats are empty as you can enjoy the protection of a bond but the tenant can still move in without paying a bond.  It’s basically an insurance against damage and it will cost the tenant £145 (admin fee may apply).  You get paid out immediately if any damages occur – an inventory must be done when the tenant moves in and when they vacate the property. 

As this is a scheme that’s operated like an insurance policy there is no need to be registered on the government registers like you are when you place the bond in their schemes.

Tenant Referencing

In the early days of us having a few properties I wish we’d had the facility or knowledge to credit check tenants it only takes one bad tenant to make you incredibly aware of what a hassle and stress can be created in your life by not having the right tenant in the property.  As an experienced and long established business we also have other safe guarding measures that means we can have everything prepared when the tenant moves in so should there be a problem we can instantly apply for accelerated eviction of the tenants (if you take out the rent guarantee package this isn’t necessary)

Inventory

The main issues with the inventory is deciding what is normal wear and tear (you can claim this back from the tax man so it isn’t refundable from the bond) and being consistent.  At Flexilettings we have a designated inventory officer who will inspect the property prior to the tenants occupying it (you will receive a copy of the full report) and again when the tenant leaves we would then make recommendations as to what action if any is necessary.  In our experience if tenants are credit checked and have paid a bond or a bond guarantee then they tend to look after the property.  In one instance where a landlord of ours had taken out the bond guarantee package the tenant had damaged the cooker obviously informed us we made a claim and there was a new cooker installed and fully paid for within 14 days.

Our inventory service is free with the Premier Package and £65 (the two visits and a copy of the report) with our other packages or as a stand alone service.


Flexi Refresh Service

Even the best intentioned of tenants can leave the property in a bit of a ‘tired’ looking state.  We offer two levels of service one is a basic refresh where we will go in clean up and have the property smelling nice and fresh and everywhere clean.  The next level of service is the refresh plus where we will repaint walls, clean carpets and give it a really good spring clean.  Obviously we would need to see the property to appraise it and then we would quote you.  As a general rule the basic Refresh is around £50 and the Refresh Plus approx £150.
